

King County Housing Market Update

There has been a change in how agents negotiate offers, the appraisal process, and the overall sale prices of homes. The median sales price in King county is currently $729,000, compared to $645,000 last year. There are some factors that have remained constant in our market, and that is the lack of inventory in our area and our market still favoring sellers. Some questions that I hear from buyers are “how do I stand out in a pool of offers?” or “what are some changes I can make to ultimately get the home I want?” The way to stand out is to supply all of the sellers needs, which can be difficult but is necessary in today’s market. You will want to make sure the sellers are doing as little work as possible on their end, and that will make your offer more attractive. Also if you are a buyer always put your best foot forward when there is a home you really want, and live with the results. This spring and summer I expect more opportunities for buyers, so stay positive if you are currently someone looking to purchase a home because the best is yet to come!
